SERVICE PROCESS

01. Contact clients’ & understand their needs and budget
Base on the clients’ expectation to the renovation and provide a preliminary quotation

02. Client to visit existing project sites
Clients can understand more about the quality of work of our company and the budget by visiting our company’s existing project sites.

03.Official onsite measure & design
Based on the onsite measurements, our company will design and provide floor plan drawings, computer effect image, quotation and recommended materials, etc for client’s better understanding.

04. Apply for renovation (refurbishment)
Complete application -> Deposit -> Generate design (elevation, perspective and layout) -> Material selection

05. Renovation
Commencement of the renovation

06. Cleaning & maintenance
We will provide basic cleaning and 1 year warranty (excluding any man-made damage) after completion.

WORKFLOW DETAILS

DEMOLITION PROCESS

  • Client to advise us of the items to retain and to remove prior to the commencement of the demolition.

  • Retained items will be packed and and stored properly.

  • When removing and clearing debris, all debris removed from the project site will be transported to the government assigned landfill and the required dumping fees will be paid.
ELECTRICALS & PLUMBING WORK

  • All electrical technicians must have relevant license issued by Hong Kong Electrical and Mechanical Services Department

  • All plumbers must have relevant license issued by Hong Kong Water Authority

  • Placing electrical switches, light switches, telephone switch based on the floor plan and client needs.

  • All electrical work are carried out in accordance to the standards issued by Hong Kong Electrical and Mechanical Services Department, ie:


    • All electrical cables must comply and support the electrical current for the new electrical switch.

    • All new electrical cables must be wired through a PVC conduit.

    • All in-wall pipes must be in a straight line, and must not be inclined oblique lines to reduce their path, so as to avoid accidents in the future.


  • Plumbing works should avoid having a lot of joints to the copper piping for reducing future leakage, and we recommend to use copper pipes from Australia, UK or Germany.

  • Bathroom appliances have different styles and different series, such as:


    • Toilet suites comes in high positioned waste, low positioned waste, flexible position waste as well as floor waste.

    • Bathtubs comes in high mounted tub, half skirted tub, fully skirted tub as well as spa tub.

    • Washing basins comes in bench mount bowl/basin, under mount basin and half mount basin

    • Basically there are 2 types of faucets ie: exposed installation or hidden faucet
ALUMINIUM WINDOW PROCESS

  • Before commencing the installation of new aluminum windows, a working scaffolding must be in place. All scaffoldings must comply to the regulation by the Housing Authority, including the third-party insurance and the installation by service providers recognized by Housing Authority to carry out minor works.

  • All scaffoldings must be inspected every 3 weeks. Any damages should be fixed immediately to avoid any accidents.

  • After installing the new aluminum windows, it is required to fill all the gaps with cement and waterproof materials to avoid any future leakage in rainy days. This will all be carried out by the licensed service providers recognized by Housing Authority to carry out minor works.
AIR CONDITIONER WORKS

  • Window type air conditioner must be supported by a bracket with sufficient supporting capacity and installed by service providers recognised by Housing Authority to carry out minor works.

  • Window type air conditioner drains must be connected to the building wall drain.

  • The split air conditioner radiator must be supported by angle iron brackets, and the brackets must also be fastened to the wall with explosive screws./li>
  • There must be a slight inclination of the water in the wall to the water pipe of the split air conditioner, so as to avoid water leakage from the water pipe in the future.
PLASTER & PAINTING WORK

  • Before laying the wall tiles, the tiles must be soaked with water, so that it will not cause wall tiles to burst easily due to the shrinkage of the cement.

  • Before laying tiles, the floor of the living room and all rooms must be leveled; and the kitchen and toilet must be inclined to the water level to make the water flow more smoothly.

  • The gaps between bricks must be aligned.

  • There should not be any hollow tiles in new flooring works.

  • Before the new partition wall is erected, steel bars must be installed in the original wall so as to reduce bursting.
WOOD WORKS

  • There are different types of wood in the market, ie: plywood, MDF, solid timber, etc. This will reflect the different price and cost of the product. In terms of finishes we will be able to choose from different types of paint grades, ie: satin, semi-gloss, high gloss, piano finish (piano finish will be charged separately as it involves more complicated process), veneer, solid wood and veneer paper.

  • We recommend to use solid wooden door frame since it is hard wearing and stronger. We will use solid wooden door for the main door and ply–wood door for internal room door.

  • Clients should provide us with all the details including the measurements and brand and models for cooking stoves, ovens, microwave ovens, range hoods, refrigerators, dishwashers, bone crushers, sinks and countertops.

  • Carpenters will install or make furniture on site base on the measurements on the drawings; and if any questions, the carpenter will contact the designer or project manager.

  • Carpenters will carry all required tools for the project and all tools comply with safety standard.

  • Carpenters will put ink lines on the wall where each piece of furniture is placed, which can make the size of the furniture more accurate.
PLASTER & PAINTING PROCESS

  • Unless otherwise stated by the clients, the painter will scrape all old paint and use oil base plaster to smooth the surface. This will allow the surface to reach a silky-smooth finish.

  • When scraping old paint, the painter must use soft touch to allow a smooth finish.

  • If necessary, the painter will apply a plastic corner to apply the wallpaper to produce a smoother finish.

  • The painter will affix a paper tape in between the old and new wall to reduce the chance of peeling off.

  • The key to painting should be based on smoothness and sufficient color, and not the number of layers of paint.
CLEANING & MAINTENANCE

  • After completion of the project, we will carry out a basic cleaning of the property.

  • Upon completion of the project, we will provide a 1 year warranty to the project (excluding any man-made damages).
